One State.
Three Deadlines. Know Yours.

In New York, where you live decides when you fight. NYC owners appeal to the Tax Commission by early March. Nassau has its own calendar. Almost everyone else files Form RP-524 by Grievance Day β€” the fourth Tuesday in May. Our free tools work for all of them.

Denied? Homeowners can file Small Claims Assessment Review β€” $30, informal hearing, no lawyer needed β€” within 30 days of the final roll.

⚠️ NYC Deadlines Cannot Be Extended

The NYC Charter fixes Tax Commission deadlines: March 2, 2026 for Class 2, 3 & 4 and March 16, 2026 for Class 1 homes. Miss it and you wait a full year. Outside NYC, verify your town's Grievance Day β€” some counties (e.g., Suffolk: third Tuesday in May) differ from the statewide default.

New York municipalities assess at widely varying fractions of market value (the equalization rate); NYC Class 1 homes are assessed at 6% with capped growth. Divide your assessment by your equalization rate to estimate implied market value. The 1.54% default approximates the statewide average effective rate β€” Long Island and Westchester run far higher. Estimates only; not tax advice.

Common
Questions.

What's an "unequal assessment" claim?
The most common winning ground: your property is assessed at a higher fraction of market value than the average on the same roll. Comps + the equalization rate prove it β€” no recent sale of your own home required.
Do I need to show up on Grievance Day?
No β€” you may file RP-524 in writing before or on Grievance Day. Appearing (in person or by representative) lets you answer the board's questions, which can help.
What is SCAR?
Small Claims Assessment Review: a $30, homeowner-only appeal to a court-appointed hearing officer after the BAR denies you. Informal, fast, no attorney needed β€” and win rates are meaningful for well-documented cases.
How does NYC differ?
NYC skips RP-524 entirely. You get a Notice of Property Value in January and appeal to the NYC Tax Commission by the March deadline for your tax class β€” then to court if needed.
Where do I find comparable data?
NYC: the Open Data portal publishes the full assessment roll and rolling sales β€” our free scraper pulls both. Upstate: your county's parcel search portal and the ORPTS equalization tables.
Is this legal advice?
No. This site is for informational purposes only and is not legal, tax, or appraisal advice. For complex cases, consult a licensed New York property tax professional.
